Level 3 Survey
Our Level 3 Survey—often called a Building Survey—is the most detailed property survey available. It is ideal for older, larger or altered properties and homes in poor condition. The survey provides a thorough assessment of the structure and fabric of the building, identifies defects and potential risks, and offers clear advice on repairs, maintenance and likely costs, helping buyers make informed decisions before purchase.

The Level 3 Report
Your report will:

Clearly identify defects and areas of concern

Explain the likely causes and consequences

Provide tailored advice on repairs, maintenance and future risks

Indicate the urgency and priority of recommended works

Highlight matters that may require further investigation before legal commitment
The report is written in plain English, with photographs and detailed explanations, enabling buyers to make informed decisions and plan realistically for ownership.
Contents of the survey
The report describes the form of construction and materials used for each element of the property. It also describes the condition of elements and assesses the importance of defects.
The report will also identify potential risks or hidden defects in areas not inspected, propose the most probable causes of defects, outline the scope of remedial work required and consequences of non-repair, and make general recommendations in respect of the priority and likely timescales for necessary works.
Further investigations may be recommended where the surveyor feels unable to reach the necessary conclusions with reasonable confidence, however within a Building Survey, referrals are considered to be the exception rather than the rule.
We regret that we are unable to include repair costing within the report.
Which properties are suitable for a Level 3 Survey?
A Level 3 Survey will suit any domestic residential property in any condition, but particularly those of an older nature i.e pre- 1950's or where extensive building works have been undertaken. For listed properties, we would recommend a Level3/Building Survey as a minimum.
